Vanier Woods East

Vanier Woods East is a comprehensively planned residential neighbourhood that takes advantage of the existing wetlands, natural areas and utility rights of way to create a pedestrian friendly community.

Vanier Woods is comprised of ~50 hectares of residential land bound by major roadways on the north, south and east sides. The demand for single family homes in south east Red Deer has been exceptional in recent years. As such, the majority of the neighbourhood is made up of detached and narrow lot product. Townhouses and apartments have been gently incorporated into the plan to increase the density of development and to provide affordable housing options.

The development principles of the neighbourhood include:

• To encourage a variety of housing types, including single detached, semi detached, townhouse and apartments, integrated throughout the community.

• To encourage pedestrian friendly streetscapes and direct and safe multi modal linkages to the community nodes (recreation corridor, commercial development, linear park system, transit areas and central parks/play fields).

• Orient medium density development adjacent to collector road system to provide easy access and to transition between major roads and single family development.

• Reconstruct the existing wetland to provide a passive recreational amenity and natural education opportunities.

• Develop the land in an efficient manner by encouraging intensive urban development.

• Encourage energy efficient construction and other innovative building techniques.
